What people are worried about, and what we do about it.

Two ways of saying the same thing. If you just bought a house and you're scared something's wrong, read the left column. If you're an agent who needs to know we're licensed and the work is documented, read the right column.

For homeowners

Plain English. What you might be noticing, and what — if anything — to do next.

For agents & buyers

Licensed, certified, written reports. One firm for all six categories — not six different vendors.

Common concerns

Six rows · Same information, two voices
01

There's a musty smell upstairs and I can't find where it's coming from.

Cost: usually low to find Health: allergies, asthma Bigger issue: hidden moisture

We can help. Most coastal musty smells trace back to a moisture source you can't see — bathroom fan ducting, attic ventilation, a small leak inside a wall. We find it, document it, and tell you what it'll take to fix.

Service · 01 Mold inspection
  • Visual inspection of attic, walls, crawl space
  • Air or surface sampling, sent to a certified lab
  • Written report with photos and recommendations
  • Remediation by the same team if needed
02

My neighbor's radon test came back high. Should I be worried?

Cost: low to test Health: lung cancer risk Bigger issue: only if test is high

We can help. We use a continuous monitor that runs for 48 hours — not a passive kit. If your numbers come back low, we'll tell you to leave it alone. If they're high, we install a mitigation system and re-test.

Service · 02 Radon testing & mitigation
  • 48-hour testing with a continuous monitor
  • Certified radon professionals
  • Mitigation system installed to Oregon code
  • Post-mitigation re-test included
03

We bought a 1960s house and want to remodel the kitchen.

Cost: testing is reasonable Health: serious if disturbed Bigger issue: required by Oregon

We can help. Oregon requires testing for asbestos before most renovation and demolition work on older homes. We sample the materials you're about to touch — flooring, mastic, siding, ceilings — and abate them safely if needed.

Service · 03 Asbestos testing & abatement
  • Pre-renovation and pre-demolition surveys
  • Licensed inspectors, accredited lab analysis
  • Full-containment abatement when needed
  • Clearance air sampling and disposal records
04

My realtor said I should "scope the sewer" before closing.

Cost: low to scope Health: backups, contamination Bigger issue: repairs can be costly

We can help. We run a video camera through the line from your cleanout to the city main, locate where it is and how deep, and write up anything we find. Same-day reports for transactions in escrow.

Service · 04 Sewer scope & repair
  • HD video scope of the full lateral line
  • Locate and mark the line on the property
  • Same-day written report and video file
  • Trenchless repairs when something's wrong
05

There's a vent pipe in the yard — is that a buried oil tank?

Cost: low to scan Health: groundwater contamination Bigger issue: expensive if it's leaked

We can help. Most pre-1990 coastal houses had a heating oil tank. Some are still buried in the yard. We scan, decommission, sample the soil, and clean up if there's contamination.

Service · 05 Oil tank scan & decommissioning
  • Magnetic and conductive scans to locate tanks
  • Decommission in place or remove the tank
  • Soil sampling for contamination
  • Cleanup and documentation per Oregon DEQ
06

There's standing water under my house every winter.

Cost: assessment is low Health: humidity feeds mold Bigger issue: structural rot

We can help. On the coast, this is most houses at some point. We dry it out, put in a proper vapor barrier, and fix the drainage that's letting water in. Then the air upstairs gets better too.

Service · 06 Water mitigation & crawl space
  • Crawl space dry-out and vapor barriers
  • Rain drain inspection and repair
  • Drainage redesign for problem lots
  • Water damage restoration
